Our Process
Dear Borrower:
Our lenders require that you have a minimum credit score of 620 (Conventional / Conforming) and 580 (FHA, VA, USDA) to qualify for their affordable home mortgage products. Before you shop for a mortgage, check your own report. Each of the three main bureaus, Experian, TransUnion and Equifax, must provide you a free copy of your report each year. You can get it at www.annualcreditreport.com, the only government-sponsored site for free credit reports. These scores will probably differ from the ones that mortgage lenders get. That’s because the lender scores are calculated specifically for mortgage credit, not like the informational scores consumers receive.

- If you want to purchase your home then please complete and submit our Get Pre-Qualified (Purchase) form and our Loan Officer will contact you shortly. We can issue you our Pre-Qualification Letter the same day.
- If you want to refinance your home then please complete and submit our Get Pre-Qualified (Refinance) form and our Loan Officer will contact you shortly.
- If you decide to start your loan process with us then please click on Apply Online form located on our Loan Officer's webpage. You will be asked to create your borrower account via either Blink+* or WeMlo* platform. As an alternative you can always complete our paper form by clicking on 1003 Loan Application and send it to us. Our Loan Officer will always assist and guide you throughout the mortgage approval process, from preparing the loan application through closing.
- We must have your permission to pull your credit report when applying for the mortgage loan. Please go to our Loan Officer's webpage to submit our online Credit Report Authorization form. Co-Borrower (if applicable) must also submit this form. If applying with Co-Borrower, lender determines what is called the "lower middle score" and usually looks at each applicant's middle score. For example, say your credit scores from the three credit bureaus are 723, 716 and 699, and Co-Borrower's are 688, 657 and 649. Lender will then use the lower of the two middle scores, which is 657. We will not perform a hard credit inquiry until you decide to apply for the loan via our brokerage. Please be aware that a hard inquiry can lower your credit score by a few points, though not all hard credit inquiries lower your credit score.
*Blink+ is a very secure and simple online mortgage application. We have partnered with the United Wholesale Mortgage, the largest mortgage wholesale provider in the country.
*WeMlo is our national mortgage processing partner. Secure and easy to use, WeMlo’s Borrower Portal connects you, WeMlo processor, and our state licensed Loan Officer. We can request your documents right from this portal and you can rest assured that the information you upload will remain confidential and secure. We can also communicate with you directly through the borrower portal to keep the mortgage process moving forward.
